UM Researchers Propose Parking Facility Model to Address Parking and Traffic Concerns in Davao City

DAVAO CITY, Philippines — Researchers of University of Mindanao Professional Schools have proposed a new model for a parking facility to help the City Government of Davao address traffic congestion and improve livability in the city in general. This study, "Davao Residents’ Preference for a Proposed Parking Facility in Davao City: A Conjoint Analysis," reveals key insights into what Dabawenyos value most in a parking facility.

Overview of the Study
The study aimed to understand what features residents of Davao City prefer in a parking facility. By using a detailed survey method called conjoint analysis, researchers evaluated preferences for various attributes such as parking structure, accessibility, safety and security, amenities, and parking fees.

Key Findings
The findings of the study indicate that Davao City residents have clear and specific preferences for the features of a parking facility. The most preferred combination includes an automated multi-level parking structure, internet-connected intelligent parking systems, comprehensive CCTV surveillance, proximity to car washing areas, and a parking fee of P30.00 for the first three hours.

The attribute of amenities was identified as the most significant factor, with a relative importance value of 35.9%. This highlights that Dabawenyos prioritize additional services that provide convenience and enhance their overall parking experience. Among the amenities, proximity to car washing areas was particularly valued, suggesting that residents appreciate the convenience of maintaining their vehicles while parked.

Parking fees were the second most important attribute, with a relative importance value of 25.3%. This indicates that cost is a critical consideration for Davao residents when choosing a parking facility. The preference for a fee of P30.00 for the first three hours reflects the need for affordable parking solutions. Infrastructure, specifically the type of parking structure, was also significant, with a relative importance value of 20.1%. Automated multi-level parking systems were highly preferred, indicating a desire for modern, space-efficient parking solutions. Safety and security were important but to a lesser extent, with a relative importance value of 12.4%. CCTV surveillance was the most favored safety feature, underscoring the importance of security in parking facilities.

Accessibility, while still relevant, had the lowest relative importance value of 6.3%. This suggests that while Dabawenyos value real-time information on parking availability, it is not as critical as other attributes.

The study’s findings reveal that Davao City residents want a parking facility that is not only functional but also convenient and secure. The preference for automated multi-level structures highlights a need for efficient space utilization in the city’s densely populated areas. Based on the study’s findings, specific recommendations can be made for the City Planning and Development Office (CPDO), the City Traffic and Transport Management Office (CTTMO), and investors seeking to invest in Davao City’s parking facilities. For the CPDO, it is essential to incorporate amenities such as car washing areas in new parking facilities to meet the high demand for such services. Additionally, strategic planning for parking facilities should focus on areas with high vehicle density and proximity to essential services and commercial establishments. For the CTTMO, implementing affordable parking solutions is crucial. Pricing strategies should reflect residents' preference for affordable fees, particularly the P30.00 rate for the first three hours. Enhancing security measures by equipping all parking facilities with comprehensive CCTV surveillance systems and adequate lighting will also address safety concerns.

Investors seeking to invest in Davao City should consider developing modern parking infrastructure. Investing in automated multi-level parking systems can maximize space efficiency and cater to the demand for contemporary solutions. Integration of smart technologies, such as internet-connected intelligent systems, will provide real-time information on parking availability, aligning with the technological preferences of residents. Additionally, focusing on convenience by offering amenities like car washing areas will add value to the parking experience and attract more users.
